A nine-story office project is being marketed beside One Bethany East and West. Here’s what the plans show, and where the construction timeline remains uncertain.

Plans for One Bethany North call for a nine-story office building in Allen’s Watters Creek area, adding another phase to an office park that already includes One Bethany East and One Bethany West.

The project’s leasing website describes 225,000 rentable square feet, covered parking and a terrace on the top floor. Its amenities plan includes a pickleball court, a fitness area, outdoor seating, meeting space and a café. Those are features being marketed for the project, rather than confirmation that the building or amenities are open.

Where it fits

The Allen Economic Development Corporation identifies One Bethany North as a four-acre development site beside the East and West buildings. Its overview places the broader office park near Watters Creek’s shops, restaurants and trails.

The North project has a longer history than the recent headlines suggest. KDC’s press-room entries dated Aug. 6, 2026, link to coverage of its partnership with Pillar Commercial. One entry notes that plans originated in 2024 and that construction could begin in a year.

What remains to be confirmed

A Sept. 29 REBusinessOnline report described the KDC-Pillar partnership but did not give a construction timetable. The primary project pages reviewed for this explainer also did not establish a groundbreaking or opening date.

For residents following development around Watters Creek, the verified picture is a proposed office addition with a published design and leasing pitch. A construction start, completion date or tenant announcement would be a separate milestone requiring fresh confirmation.
