Frisco exemplifies the rapid expansion of North Texas, having grown from around 33,000 residents at the start of the century to over 200,000 today. This growth has attracted numerous businesses and new families, but it has also resulted in a significant affordability challenge. As buyers seek more affordable housing options, areas such as Celina and Prosper have become popular destinations.
The Dallas-Fort Worth metroplex, now the fourth-largest in the nation with approximately 8.5 million inhabitants, continues to see a surge in population, adding over 100,000 residents annually. Recent Census data highlights that eight of the fastest-growing cities in the U.S. are located in Texas, with Celina experiencing a remarkable growth rate of nearly 25% in just one year.
Corporate relocations and expansions have been key drivers of this growth, with the Dallas Regional Chamber reporting 119 such moves in 2025, the highest of any U.S. metropolitan area. Factors like the lack of a state income tax, lower land costs in the suburbs, and job opportunities from major employers have contributed to this trend.
However, the rapid increase in home prices has outpaced income growth. The median home price in the Dallas-Fort Worth area is now about $400,000, while household incomes have risen only 26% over the past five years. This disparity has made home ownership increasingly unattainable for many, particularly first-time buyers and younger families, pushing them further from urban centers into smaller, rapidly growing towns.
