Fields West Achieves 75% Leasing Milestone with 44 Tenants Signed

Fields West in Frisco is now 75% pre-leased, featuring 44 signed leases from various tenants.

Fields West, a 55-acre retail and office district located along the Dallas North Tollway in Frisco, has reached a significant milestone with 75 percent of its space pre-leased, according to The Karahan Companies. The developer announced in late July that 44 leases have been signed for the project.

Among the new tenants added in July are Boll & Branch, Evereve, Flower Child, Lululemon, SusieCakes, Tecovas, and Warby Parker. Fehmi Karahan, the developer, remarked that this achievement reflects the strength of Fields West, its partners, and the growth occurring in North Texas.

The construction of Fields West began in the fall of 2025, with the district set to open in phases starting in late 2027 and continuing through 2028. The development will include 360,000 square feet dedicated to retail, dining, and entertainment, alongside 350,000 square feet for office space.

Columbus Realty Partners is also developing 1,150 urban residences within the district, and plans for a luxury boutique hotel are in place.

The retail side of Fields West will feature Bloomie's, a smaller-format store from Bloomingdale's, as well as Mastro's Steakhouse, which is opening its first location in the Dallas-Fort Worth area. Other signed tenants include Sephora, Williams Sonoma, Crate and Barrel, Pottery Barn, Arhaus, and several others.

On the food and beverage front, Fields West will host a variety of options, including North Italia, Shake Shack, Sixty Vines, and Starbucks, among others.

Fields West is situated within the larger Fields development, a 2,545-acre master-planned area in north Frisco, located between US-380 and Panther Creek Parkway. The overall Fields plan is entitled for up to 11 million square feet of corporate office space, one million square feet of retail and entertainment, and thousands of residential units.

The district's location has attracted these tenants, with the PGA of America headquarters and the Omni PGA Frisco Resort as nearby landmarks. Additionally, Universal is constructing its first theme park aimed at younger children in the vicinity, set to open in 2026.

The surrounding road network is largely completed, with several new roads opening in the coming years, including service roads scheduled for September 2026 and a six-mile extension of the Dallas North Tollway expected in December 2027, aligning with the district's opening timeline.

According to the developer, approximately 1.02 million people live within a 20-minute drive of Fields West, a number projected to grow to 1.14 million by 2030, with a median household income of $131,121 in that area. Retail leasing is managed by SHOP Companies of Dallas, while office leasing is overseen by CBRE.

Frisco is about 9 miles west of Allen.
